The hotel is located along the main street of Marano Lagunare, via Udine. It is a structure that develops over three levels: on the ground floor there are reception, breakfast room, and gym, on the first floor the wellness & spa area and a sun terrace with a hot tub, as well as several rooms including one accessible (room no. 102). The second floor hosts other rooms including another accessible one (room no. 121) identical to the one on the lower floor. The entrance is accessible, with an automatic sliding door flush with the outside. It is possible to access the breakfast room both from the reception area and from the outside, in the latter case using a removable ramp located at the private parking area of the hotel, situated behind the gas station. The gym is managed by an external company and is internally connected to the wellness area with a ramp of stairs. You can access the gym directly from Viale Madonna della Salute via a slightly inaccessible wooden path. The gym and wellness area can be used by everyone, including external users. Any persons with disabilities who wish to use the services of the wellness area and are not staying at the hotel must use the elevator of the accommodation facility, passing through a corridor that serves some bedrooms. The gym is equipped with two changing rooms divided by gender with flush floor showers, both with adequately sized restrooms - although lacking aids -. The accessible rooms have restrooms equipped with aids, flush floor showers, and bidets. The breakfast room is equipped with an accessible restroom located within the male area. In front of the reception, there is a door that leads directly to the Jo Bistrot restaurant, managed by the same owners.
